Welcome to Abita Kai (pronounced A-bit-a Kai), a spacious oceanfront villa with a detached guest cottage, plus a private pool, dock, and sandy backyard beach. The calm shallow waters behind this home offer a wide palette of blue and turquoise colors along with glowing orange sunsets. 


The most unique feature of Abita Kai is that the villa, pool deck, and beach are wheelchair-accessible. The elevator, pool lift, and beach wheelchair are available upon request.  It is the only large luxury villa that offers this level of accessibility.


The estate includes a 3 bedroom, 4 bath main villa with a detached 2 bedroom, 2 bath guest cottage above the garage. With a galley kitchen and living area, the guest cottage is a great option for teenagers, grandparents, or live-in staff to reside on-premises yet maintain privacy under separate roofs.


The estate is licensed by the Cayman Islands Department of Tourism to sleep 16 guests total, or 12 adults max. Children under 2 do not count against occupancy. Pack-n-plays and baby gear are provided complimentary through our Guest Services team.

  • Bedroom 3: lower level, waterfront views, king bed, walk-out access to a screened atrium, ensuite with shower. 

  • Bedroom 4: detached guest cottage, partial ocean view, king bed, private furnished balcony, ensuite with shower.

  • Bedroom 5: detached guest cottage, two pairs of bunk beds (queen-over-queen + twin-over-twin), ensuite with shower bath.


The oceanfront two-story screened atrium spans the entire width of the main house, allowing guests to savor tropical Caribbean views from all 3 oceanfront bedroom suites, including the living room and kitchen.

The Kaibo sits across the street and offers watersport rentals, gourmet dining, casual beachfront dining, take-out service, and a coffee shop. A passenger ferry operated by Cayman Ferries departs to Camana Bay & Seven Mile Beach from the Kaibo Marina. 


The famous Rum Point Club is also only a short walk away from the villa offering sandy beaches, watersport rentals, an open-air bar, and a casual dining restaurant for lunch or dinner.

Loved This Place

This place was perfect for our large family. The pool and dock were perfect places to spend any part of the day. The kitchen was well laid out. Chef recommendations were great. It is situated walking distance from Kaibo so if you want a bar or restaurant it’s right there. As well as easy access to the fairy and pickups from local dive shops and tours. We loved our time here!

Wonderful Home Right on Water

Wonderful home right on the water. Open the doors and listen to the the light surf and breeze while you sleep. Great pool .We were there late April and water in the pool was cool and nice but you probably want heat if you come earlier in the year depending on your tolerance .Lots of good restaurants near and far .Several good ones on East end. I liked Over the Edge. Plenty of activity options nearby but we mainly spent our time under the palm trees near the pool .It will take you an hour to get to the big city on the West end of the island if that is your thing. Stay left.

Wonderful Stay

Perfect For our Group!

Abita Kai was perfect for our group. It was very clean. The kitchen was well stocked. There are 3 bedrooms in the main house and 2 more in the guest house right behind the main house. The views, private pool, beach and dock were amazing! The area is very quiet and relaxing. We definitely recommend this house and hope to visit again soon!

Trip in Paradise

The guest house worked great for our family that had two of our grandchildren, ages 15 & 20, while the two grandchildren, ages 5 & 8, stayed in the main house. Fun in the sun

My husband and I took our three daughters husbands and 7 grandchildren to this beautiful villa! It was so perfect one family stayed in the guest house and other 3 families in the main house. We just hung out at the house for the first two days, everybody enjoyed kayaking, paddle boarding, swimming in pool and ocean . Also spent hours playing in the sand sandcastles and collecting shells. The highlight of the trip was swimming with the stingrays, and finding sandy the large sea turtle! Everyone loved the Kibo coffee shop, every morning for specialty coffee and chocolate, croissants and many other delicious bakery desserts. Also booked a professional photographer at 7 mile beach for a sunset , so beautiful. Thanks for a great stay, angella the property manager brought a fantastic kitchen and blender when we discovered there wasn\'t one in a very timely manner. We were able to make milkshakes for the kids and fun, frozen cocktails for the adults,She also brought more gas for the propane same day!

So private and peaceful

Beautiful home, just as described and completely furnished with more than you could even ask for. All amenities provided inside, and for outdoor activities. It was so private and peaceful. Other than when going sightseeing or to restaurants we never saw another person outside of our family. The home is super spacious and accommodating , we have 14 people and all had our own space. Highly recommend this home.

Dream Vacation!

Our family of 11 booked with Abita Kai and couldn\'t have asked for a better property. Abita Kai was immaculate upon arrival and the views were just as stunning as the pictures. We also used the apartment for the kids and it worked out and accommodated all of us perfectly. The main house offers plenty of refrigerator space and storage for groceries. We enjoyed using the kayaks and paddleboards in order to go down to starfish point. Swimming off of the dock provided additional fun and many fish including lion fish, puffer fish and a variety of others to see. The beach is beautiful and can be walked barefoot with no worries. A short trip to Rum Point provides a nice day snorkeling and other arranged water sports as well as a short walk to Kaibo for dinner or coffee. We highly recommend Abita Kai and hope to be back soon. Wonderful experience!

Family Memories

We brought our two grown children, their spouses, and 5 grands to Grand Cayman for our retirement celebration. The main house is very comfortable with large open spaces. Bedrooms comfortable. Cottage was used for all the grandkids (ages 7, 11, 15, 19, 20). Large bunk room for the boys and the king room for the girls. Washer and dryer in this area was a plus. TV used for their Nintendo Switch games- lots of fun. Internet was fast and a good signal everywhere in both the cottage and the main house. We have one family member who is in a wheelchair. The main house the elevator was amazing and worked perfectly. The large shower, shower chair and beach wheelchair also made this vacation enjoyable and easy for our disabled guest. The pool lift worked well and was quite an unexpected blessing. The WC accessible dock was great. The view is so beautiful!! All the kids swam daily. Lots of cool sea life- puffer fish, yellow snapper, starfish, and colorful blue fish. We walked over to Kaibo and ate some meals and had grocery delivery, Charter boat picked us up at our dock and took us to visit Stingrays and the Reef. Perfect!! We loved this place! Hope to return soon!!

Great Home for large family- WC Accessible!!

We had an issue with the main refrigerator initially but Angella was very quick to respond and make sure the issue was resolved. It was great having an outdoor shower. We loved having the kayaks, paddle board and a good selection of life jackets available for our use. The location of the villa was perfect and a short walk to starfish point and Kaibo. We chartered a boat trip to stingray city and several snorkeling spots with Blue Haven charters. Blair and Braeden were amazing tour guides! A perfect ending to a perfect vacation at Abita Kai.

Paradise Found

Our group of families had a truly wonderful experience during our stay at Abita Kai. The villa and overall setting is beautiful and allowed our group to have fun-filled days between the beach, pool, and large open spaces of the house. The entire process from communication prior to arrival, check-in, and small intermittent needs during our stay were immediately addressed. Our stay, from booking to check out, was amazing! The communication with management was prompt. Our house manager Angela was excellent!! The house was in perfect condition. We had a slight issue with the downstairs bedroom AC and the main Fridge- both were attended to immediately! We used Rosie from Graze Girls to deliver groceries ahead of time. We also had her prepare a beautiful Charcuterie board and arrange for a chef to come one night. Rosie was WONDERFUL! Our entire week was wonderful. We travel a great deal and the entire family felt like this trip and experience was EXCEPTIONAL:)

Most Memorable Vacation

Abita Kai will truly be one of the most memorable vacations for our family! The views were breathtaking and the location was so secluded and peaceful. The Villa itself, was comfortable and spacious with so many amenities and accessibility included. The two story Lanai was where we shared all of our meals and watched the brief storms go by. We practically lived in the infinity pool which was so warm this time of year and enjoyed viewing the sunsets at the end of our dock. Wonderful vacation

Grand cayman is absolutely stunning. The sea life is like no other. Abita Kai was beautiful! Everything was pristine. The house is in a perfect location. Walk to starfish point! The bioluminescent bay was incredible, that was close to the home also.It was such a haven for exploration. Starfish to view right off the beach! Kayaking and paddle boarding was a daily event. The house itself was perfect, the pool & beach right out the door! I would definitely stay there again. What a memorable trip. Outstanding

This house was the perfect place for our trip. It is gorgeous. The pool was a great added bonus to swimming in the ocean. This is a great location if you want privacy. The restaurant down the street has great food and beverages. They also have a good coffee shop there. We saw stingrays, starfish, and a puffer fish right on the property. I would highly recommend this house to anyone!

The house was better than the pictures. We were a group of 11. We received code to check in by email, we got snorkel equipment, bags game and a cooler from silver thatch all included. We used the provided kayaks and paddle boards. We were amazed by all the starfish by our beach. A wonderful vacation.

Location!!! Privacy!!!

Awesome location. Walk to the yacht club for dinner across the street or down the beach to starfish point. Property manager (Angella) checked in a couple of times to be sure we had everything we needed. Jim was great at keeping us updated ahead of our trip with the latest COVID protocols and travel paperwork so our arrival and departure was seamless. Everything was clean and as pictured. There was a vacant sandy lot on one side so it felt very private. Recommend the bioluminescence tour in rum point-very cool.

A-bit-a Perfect

Our multi-generational family group of adults (22 to 86) absolutely loved Abita (\'a bit of,\' I\'m told) Kai. The house is comfortable, relaxed, and quietly elegant. We have stayed in villas on many islands, including three on Grand Cayman, and this was one of our favorites. We used the infinity pool at all times of day, every day, and appreciated the steps and sturdy railings for safe entry. (There is also a chair lift to allow access for those that cannot walk in.) The dock is wonderful and was convenient for pickups/dropoffs by charters, and is accessible from the house via a mobility cart or wheelchair. Family particularly appreciated the indoor/outdoor vibe of the huge screened in patio and ability to open the house to the patio with sliding doors; touches like abundant beach towels and a well-stocked kitchen with every appliance and gadget you could want; handy, comfortable guest house, and peaceful location in Cayman Kai. Highly recommend.

Abita Kai is Abita Heaven!

This marks our third trip to Grand Cayman and first time to the Cayman Kai area. If you are looking to get away from crowds and still have area restaurants, activities, sun and views, Abita Kai is the spot! Clean home in super condition. Guesthouse was a great bonus as we had a large family coming for parts of two weeks. We have already booked next summer!

Summer in Heaven

We spent 6 nights at Abita Kai this summer. Many spots on island had seaweed issues, but the beach at Abita Kai was clean and perfect our entire stay. We loved the location - walks to starfish point, Kaibo, Rum Point. The bioluminescent bay night tour with Sweet Spot is a must. Nice, comfortable beds. Lots of room for 10 of us! Highly recommend!

Simply Fabulous!!

Abita Kai is a wonderful home! Kids had a blast in the pool and swimming out front. Kayaks and paddleboard were a great addition! The Kaibo up the street is fantastic. Brick oven pizza, great lunch. Upstairs restaurant was so good we ate there twice. Great experience with Grand Cayman Villas in recommending the home to us. We would stay here again and again!!

The Views!

Abita Kai enjoys a beautiful barefoot white-sandy beach and northwestern sunset views facing the Stingray Sandbar & protective reef. You can walk barefoot down to Starfish Point about 1/2 mile away, and north for about 1/2 mile as well. 

The Kaibo is only 200 yards from the house and is an excellent place to grab your morning coffee, a casual lunch, takeout pizza for the kids, or enjoy a gourmet dinner in their Upstairs restaurant.

The Kaibo also has a marina and is where many private charters will collect guests for excursions. Cayman Ferries also departs from the Kaibo marina to Camana Bay. It's the perfect day trip for guests wanting to explore, shop, or dine on Seven Mile Beach.

General Grand Cayman Beach Notes

All beaches in Grand Cayman are technically public since the Crown owns up to the high water mark.

The shoreline quality behind your property may vary seasonally. Be advised the beach or water entry may vary slightly from the photos shown due to shifting weather patterns and tides. The next-door beach is also always available for your use.

Ocean Debris & Sargassum Seaweed

Beaches in Grand Cayman may also experience floating ocean debris and sargassum. Sargassum is a floating seaweed that has increased in frequency over the summer months. Our owners do make efforts to remove heavy sargassum and will have the beach raked before your arrival. 

Should sargassum be extremely heavy behind your property, we will reach out to the owner for alternative solutions which may include a partial refund or relocation. We try our best to work around Mother Nature.

Booking Rules

  • 5 nights minimum stay required.
  • 6 nights minimum and full occupancy required over Thanksgiving week.
  • 7 nights minimum and full occupancy required over Christmas and New Year's week.
  • Christmas & New Year's dates are split into two rental periods. Please inquire with your travel dates prior to booking.
  • Shorter stays may be available but subject to a higher cleaning fee. Please inquire before booking.
  • Must be 25 or older to book and must occupy the property during the entire stay.

Villa Cleaning & Sanitation

All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.

Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.

Nearby Points of Interest

Getting Around

A rental car is highly recommended. Taxi cabs are unreliable and expensive outside of town. Plus, there is no Uber or Lyft on the island. 

For rental cars, we recommend Budget Cayman, Avis, or Marshalls.

Day Tripping

Cayman Ferries operates daily water taxis departing from the Kaibo Marina to Camana Bay. Perfect for day trips to Seven Mile Beach or shopping excursions at Camana Bay.

Download their app to purchase your tickets in advance. Just be sure to make it back for the return voyage across the sound!
