Welcome to Gardens of the Kai, a seaside enclave of two-story villas, nestled on a white sandy beach with mesmerizing sunset views.
Villa #6 is the closest home to the water and has undergone a complete makeover both inside and out. A large, communal freshwater pool with sundeck and cabana sits just behind the home. Free off-street parking is also just 100 feet from the front door.
The lower level living areas and kitchen open to a generously sized screened lanai overlooking the waterfront. Furnished with an alfresco dining table the lanai faces westward for excellent sunset dinners! The living area is furnished with comfy sofa seating and a large SmartTV with cable programming.
The remodeled kitchen features modern appliances and everything you need to prepare a home-cooked meal. Cookware, dishware, glassware, and utensils are all included. A charcoal grill is also provided for beachfront cookouts.
The home's 3 bedroom suites are split across two levels with two upstairs and one downstairs offering privacy for couples and large families. The upper-level suites enjoy walkout access to a private screened balcony with elevated ocean views.
Sleeping Arrangements
(Licensed for 6 Guests max.)
- Bedroom 1: lower-level, king bed, oceanfront, SmartTV, ensuite with shower.
- Bedroom 2: primary suite, upper-level, king bed, oceanfront, private screened balcony, ensuite with dual vanity, large double shower with water wand and bench.
- Bedroom 3: upper-level, two queen beds, oceanfront, private screened balcony, ensuite with shower.
The owner provides one single kayak for guest use. Additional kayaks and paddleboards are available for discounted rental throughout your stay if rented before your arrival date. Access to our private fitness center is also included along with complimentary snorkel gear for check-out.
The blue water in front of the villa is shallow with a soft bottom. Recreational swimming and snorkeling are best enjoyed at the Rum Point Club, just a 10-minute walk north. There you will find watersports from kayak and jet ski rentals to guided dives. There's also a restaurant serving lunch and dinner, plus an open-air beach bar, and a gift shop.
The Kaibo is another popular spot with a beach bar, two restaurants, a marina, and a coffee shop all conveniently located across the street! Stingray City excursions and ferry service to Seven Mile Beach depart from the Kaibo marina.
Combined with its central location on the Cayman Kai peninsula, walkable to water activities, family-friendly restaurants, and laid-back beach bars, this island getaway will surely become a guest favorite.

It was quiet and peaceful, with few people on the beach and sometimes no one at all in the pool. The condo had everything we needed, from a coffeemaker and electric kettle to plenty of beach towels. It was a treat for the two of us to have the whole place to ourselves. We used one bedroom just to keep our clothing in and the other one not at all. The primary bedroom is large with a balcony and wicker rockers. Loved that. The location on the beach was ideal. The swimming area is narrow and shallow, but great for wading and there were guests who swam laps in it. Not good for snorkeling but nearby Rum Point, to the right of the dock, is better. Ocean Frontiers is a great company for snorkeling and diving trips. Unfortunately, Cayman is very windy most of the time and that makes snorkeling (visibility) challenging. But my husband had one great outing to Stingray City and one of the reefs. Rum Point restaurants are pricy but in a beachy setting. We loved the Italian Kitchen down near Morritts, about 23 minutes away. We've been renting on GC for many years and #6 Gardens of the Kai was the nicest property we've stayed in. One tiny observation: We found it odd that there were no books in the condo as we have found in every other rental we have had on the North Side. It's fun to leave books and find some we haven\'t read. Hopeful to start a trend, I left a few paperbacks there.
Best beach we visited in Grand Cayman was out the front door.

by NancyWas a private beach with hardly anyone there and only 40 steps out back door to the ocean! Place was exactly as pictured and had everything we needed. Took our 1 year old grand daughter and she walked for first time on beach. Went to Kaibo restaurant across street for lattes and chocolate croissants in morning and had great dinners at night. Also close to Rum Point and that beach is great ! I loved that it was away from the bustle of seven mile beach - while it’s beautiful it’s very busy. If you’re looking for a calm, peaceful, beautiful place - this is it!! You won’t regret it!
Beautiful, Comfortable, and Everything We Needed
by LindsayWe loved our stay, the photos and listing were extremely accurate! The home is beautiful, comfortable, and had everything we needed. I still cannot get over the views!!! The rental company had some free amenities available (box fans, snorkel gear, Keurig coffee maker) which were a nice bonus! We really enjoyed the snorkel gear and saw lots of creatures right in the water near the house! I wrongly assumed there would be a kayak at the house based on other reviews I had read, and that was not the case. We purposely chose to stay out on Cayman Kai to be away from the touristy/busy areas around Georgetown, and we were very glad we did! We were there in the off-season, and had the whole beach and pool to ourselves. However - this area is quite remote and far from the main part of Cayman. If you’re looking for quiet and lovely beaches, you’ll love it, but you definitely have to rent a car and plan time for driving to see the island.
Lovely Property!
by MeenaGardens of the Kai is a lovely property, and villa #6 did not disappoint. It’s located in rum point, away from seven mile beach and west end, so it’s quite pristine and beautiful. The villa was spotless, with a beach that felt like it was our own private beach, with shallow, calm waters. The house was very well stocked and Grand Cayman Villas and Condos were exceptionally well Organized and communicative. They sent us a number of helpful instructions and guidelines well in advance of our arrival and had several local sightseeing tips (the charter to stingray city was the highlight!) Would highly recommend this villa if you’re looking for something a bit more offbeat, secluded, and incredibly spacious.

by AzharWe just finished a 6 night stay at the Gardens of the Kai #6 villa. The place was clean and spotless when we arrived and was well stocked with everything to make our stay comfortable. It looks just like the pictures if not better in person. The beach was calm and very private with lots of areas to snorkel and explore in a kayak. The location is close to Rum Point, star fish point and the bioluminescent bay. There are a few good restaurants close by but having a car is a must. We spent a lot of time exploring the surrounding areas. Overall we loved our time here and would strongly recommend this villa/location to anyone wanting a quiet and private place away from the hustle and bustle of 7 mile beach.

The beach behind the Gardens of the Kai is a white-sand, barefoot beach and there is lots of it for privacy and sunbathing.
The beach-front homes in Cayman Kai offer generaly calm water for wading, beaching a rental boat, or just safe shallow water swimming close to the shoreline for little children. The water off the beach is shallow and has a softer bottom and there is no reef here to support fish life...but we do see the occasional turtle, eagle ray, or tarpon swim by in the shallows! Most guests walk/drive to Rum Point for barefoot, sandy bottom swimming.
Another benefit is that we rarely get any seaweed on the beach so the beaches stay cleaner than the oceanfront beaches.
The big draw to this area is the proximity to the Rum Point Club, a public beach club within a short walk that offers a fantastic barefoot beach, water sports, a restaurant and bar, a gift shop, and pick-up beach volleyball games. Also nearby is the Kaibo, a beachfront restaurant, bar, coffee shop, and marina.
Lastly, about 20 minutes east there are 2 large resorts--Morritt's and The Reef--that offer manicured beaches, plus restaurants, a grocery store, plus wine & spirits store. These two resorts also offer scuba, and snorkel trips, jet ski rentals, windsurfing, kiteboarding, oceanfront pools, and bar service.

All beaches in Grand Cayman are technically public since the Crown owns up to the high water mark.
The shoreline quality behind your property may vary slightly from the images on our website due to shifting tides and weather patterns. The next-door beach is also always available for your use.
Ocean Debris & Sargassum Seaweed
Beaches in Grand Cayman may also experience floating ocean debris and sargassum weed seasonally. This location is VERY rarely affected.

- Shorter stays may be available but subject to a higher cleaning fee. Please inquire before booking.
- Must be 25 years or older to book and must occupy the property during the entire stay.

All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.
Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.

Getting Around
A rental car is highly recommended. Taxi cabs are unreliable and expensive outside of town and Seven Mile Beach. Plus, there is no Uber or Lyft on the island.
For rental cars, we recommend Budget Cayman, Avis, or Marshalls.
